The reservation is considered valid, upon confirmation e-mail, following the payment of the deposit: once payment is received, we will send you a booking confirmation letter by e-mail.

The deposit amounts to 30% of the total price of the stay, except for different payment conditions.

If you cancel up to 4 weeks before the arrival date, you can receive a voucher equal to the total amount already paid; this voucher is valid for a reservation at our residence to be made in the current year or only for the following year. For a later cancellation the deposit will be lost. In case of early departure, late arrival or no-show, 100% of the agreed price will be due. Offers with a non-refundable rate do not have a cancellation grace period. Therefore, it is advisable to take out special travel cancellation insurance.

Subsequent requests for changes, such as the reduction or variation of the period of stay, result in the application of an additional charge of €50 and the cancellation of any offers applied. The additional charge is not applied if you decide to book a higher category apartment or if you extend the period.

The price of the apartment includes the cost of electricity, water, gas and final cleaning. The apartment is equipped with all the necessary dishes for cooking, satellite TV in the living room and in the double bedroom, air conditioning, safe, microwave, kettle, food scale, dishwasher, electric broom, washing machine in the apartment, hairdryer, Wi-Fi connection. For stays from 7 nights (except for any offers that do not include it) a midweek cleaning with change of linen (sheets, towels, tablecloths, napkins) is included. In addition, you will have free children's bikes and entertainment service, as well as 1 beach umbrella with safe, 2 sun loungers and 1 deck chair on our private beach from the 7th row. A parking space is also included in our indoor, fenced and video-monitored car park, located at a 50 meters distance from the Residence.

The beach place includes a beach umbrella with safe, two sun loungers and a deck chair. To have more space and seats, on request and upon availability it is possible to book a second adjacent beach place at an extra daily fee from the seventh row.

By contract the delivery of the keys is from 16:30 until 19:30.
However, it is possible to check-in in the morning from 11:00: if the apartment you reserved is not ready yet, we will put it on the cleaning list and try to have it ready as soon as possible. In the meantime, you will be allowed to use the parking, beach place and swimming pool.

Residence Serenissima is equipped with an indoor, fenced and video-monitored for its guests, located at just 50 meters from the property. Upon arrival it is possible to make a quick stop in front of the reception to unload the car: this area is used for the transit of work vehicles and guarantees a parking space for families with people with disabilities, in order to facilitate access to the structure.

Checkout is scheduled by 10 am on the day of departure. However, late check-out is available at an extra cost upon request and availability, allowing you to stay in the apartment until 19:00.

On the day of departure it is possible to use the parking space in the private parking of the Residence, as well as the swimming pool. The beach place is not included on the day of departure, but can be requested at the time of check-out at the reception: if available, it can be booked at an extra cost.

The stay (including tourist tax) must be paid upon arrival: accepted payment methods are cash, debit or credit card. Alternatively, we accept the balance of your stay by bank transfer as long as it is done within 10 days before arrival.

Residence Serenissima provides for free everything you need for the little ones: cot with linen, high chair, changing table, stroller, bottle warmer, bath tub, step stool for kids, bed rail and, on request, swimming armbands and life jacket.
